2-Acre Lots Coming to E. Blue Mound

A 64-acre property on East Blue Mound Road could soon be developed into a subdivision with homes on lots of 2 acres or larger.

The Haslet City Council on Monday unanimously approved an ordinance that changes the site’s zoning designation from agricultural to R-9 planned development. Before houses appear on the proposed Triple Seven Ranch development, Vogue Realty will need to have site plans approved by the city.

The city’s comprehensive land-use plan calls for houses on 5-acre lots in that part of the city. But Councilwoman Lynnda McCoy said the planned development allows Haslet to provide a quality neighborhood on a piece of land that she characterized as unappealing to most developers.

"They’re doing the best they can with it," McCoy said of Vogue Realty. "It’s a good way to bring some nice homes into our community."

Plans call for the subdivision to include 27 houses of 2,600 square feet or larger. The lots would cost $135,000 apiece with homes valued at $420,000. In a memo to council members, Vogue Realty manager Farrukh Azim characterized large homes on 2-acre lots as "a hard sell in current market conditions and this economy." Vogue had originally requested that the neighborhood feature 1-acre lots.

"I will work very hard to create a high quality product which will be better than any other residential subdivision in Haslet," Azim stated in the memo.

City staff members said the development will be required to include retaining ponds that would prevent the development of the neighborhood from placing lower-lying areas at a greater risk of flooding.

Staff members also said a proposed turn lane leading into the neighborhood sufficiently addresses their concerns about traffic dangers caused by vehicles turning into and out of the subdivision.
